The following specifications for construction in Treetop Estates Subdivision, Upper Macungie Township, are general in nature and shall be amended to the specific building site and plans. Our specifications meet all building codes in effect at the time of construction. Due to the diversity of home sizes and price range, not all of the following specifications apply to all homes. The building specifications within the Construction Agreement and building plans shall take precedence, subject to field and material modifications at the sole discretion of Treetop Estates Development Company and/or its assignees.

Patio gas grill outlet: An optional natural gas connection can be installed in each patio area for use with natural gas grills.
Feature window: To take full advantage of our beautiful wooded areas, we have designed a wall of glass in the family room on most home plans. The size and design of these windows virtually brings the outdoors inside.
Design Features: Two-story family rooms, two-story foyer and open 2nd floor hallways and stairways with oak railings on both sides are standard on some home plans. Arches, columns, and breakfast bars are just a few of the interior design options available. Some home plans also include a 1st floor bedroom/study area with an attached full bath, varies with model selected.
Holiday lighting package option: If chosen, all windows in front of house will have a receptacle controlled by one switch for ease of holiday lighting.
Basement: Most homes will utilize I-Joist floor systems with a conscious location of steel beam lolly columns, plumbing and electrical work, provides
the ability for future quality living area in this lower level of the
house. Depending upon the lot selected, some lower levels may have walk
out areas or may be suitable for full size windows even further enhancing
the livability of these areas.
Attic areas: Should additional living space be required, many of our designs will also allow the use of living space in a 3rd floor environment. An additional stairway, dormers or windows and floor system design can easily transform this area, which already has 10 to 11' ceilings, into useful living space.
Masonry mailbox piers: All homes will have masonry lampost/mailbox/newspaper receptacle pier which will be coordinated with the style of the home. See paragraphs 13 and 19 of the Covenants, Conditions and Restrictions for details.
EXTERIOR GROUND WORK:
Driveway to be stoned and paved, concrete service walk from front door to driveway, and final machine rough grade and seeding of area disturbed during construction, weather permitting.
